The SW Study Area is a primarily residential area located in southwest Gainesville, near the University of Florida and Butler Plaza area, that was identified by the City Commission in 2025 for a comprehensive evaluation of its land use and zoning framework.

Following economic development discussions and Commission direction to examine opportunities for walkability, mixed-use development, and reinvestment, the City of Gainesville commissioned a planning study to assess whether updates to land use and zoning regulations could support increased economic development, housing supply, and redevelopment within the area. Because the area has not undergone a comprehensive review since its annexation and the adoption of its current land use and zoning designations in 2003, this study evaluates existing and projected demographic, housing, transportation, infrastructure, environmental, cultural, and historic conditions.

The plan is intended to identify opportunities and constraints for increased residential density, mixed-use development, transit-supportive and walkable urban form, and efficient use of existing infrastructure while accommodating future population growth through infill development, redevelopment, and private-sector investment.

As part of this analysis, public input is incredibly important to ensuring that the needs and vision of the residents is taken into account for any proposed changes to the land use and zoning of properties within the Study Area.
